    Most mortgage conversations begin with a rate search. The results tend to look the same: big online lenders, a few credit unions, and companies you have never heard of. But if you live in the central United States, the name that comes up from trusted neighbors and local real estate agents is often Commerce Bank. It is not a no-name online lender. It is a regional bank with a mortgage division that has helped finance homes for generations. The question is whether Commerce Bank Mortgage gives you rates and service that beat those online competitors.

    Commerce Bank at a Glance

    Commerce Bank is the consumer division of Commerce Bancshares, a financial company whose roots go back to 1865. The bank operates branches primarily in Missouri, Kansas, Oklahoma, Illinois, and Colorado, and its mortgage offices serve many of those same communities. Instead of centralizing every application in a distant processing center, Commerce leans on local mortgage bankers. They know their local markets, appraisers, and title companies, and that can matter during a stressful closing.

    One unique thing about this lender is relationship pricing. Existing customers who have a qualifying Commerce checking account and choose automatic mortgage payments often qualify for a lower note rate. That discount can turn a good but unremarkable quote into a better deal than a nonbank lender. So if you already keep your money at Commerce, the mortgage division deserves a second look.

    Home Loan Options at Commerce Bank Mortgage

    Commerce Bank Mortgage covers the standard range of home loans, although not every product is available in every branch. You need to ask which ones your local office funds. Typical options include:

    • Fixed-rate conventional loans: usually 10, 15, 20, or 30-year terms, with a monthly payment that stays the same for the life of the loan.
    • Jumbo mortgages: for amounts above the conforming limit that Fannie Mae and Freddie Mac can buy.
    • Adjustable-rate mortgages: a lower initial rate that remains fixed for 5, 7, or 10 years before adjusting.
    • FHA and VA loans: low-down-payment programs that require a mortgage insurance premium or VA funding fee.
    • Construction-to-permanent loans: a single closing that covers the building phase and later converts to a long-term mortgage.

    If you are buying land or building a house, ask what construction lending looks like in your state. Some Commerce regions handle construction in-house, while others send those loans to a partner bank. Knowing that early helps you plan your closing date.

    Current Commerce Bank Mortgage Rates in Context

    No two mortgage applicants get the same rate. Your credit score, down payment, loan size, and the day you lock determine the number. That is why national averages only set expectations. After the wild swings of the past several years, rates have settled into a lower range. The latest rate update shows the 30-year fixed is now just under 6.5%.

    Commerce generally prices near the industry average. It does not try to buy business with the very lowest rate on the internet. Its real advantage comes from the bank’s relationship discount.     Also ask what a quote includes. Are title fees and settlement agency fees estimated accurately? A spreadsheet that only compares base interest rates will miss $2,000 in fee differences. Commerce may be more competitive if its closing cost estimate does not include origination points.

    Refinance and Home Equity Options at Commerce

    Commerce Bank Mortgage also handles refinances. If you currently pay 7.2% and your credit has improved, a rate-and-term refinance to around 6.5% may reduce your monthly payment enough to justify the cost. If you need cash to replace an HVAC system or pay off credit cards, a cash-out refinance gives you a new first mortgage, which is convenient but often expensive.

    Homeowners with an existing first mortgage below 4% should not choose a cash-out refinance just to borrow $40,000. A fixed-rate home equity loan or a HELOC is usually the better path.     There is another reason to keep your first mortgage untouched. A recent analysis found that 97% of tappable home equity is still unused. While some of that is caution, some is also confusion. A Commerce loan officer can run both a cash-out refinance estimate and a HELOC estimate side-by-side. If you plan to stay in the home for many years and need a large amount, a HELOC allows you to draw only as needed and pay interest only on the amount used.

    What Can Delay Your Commerce Mortgage Application?

    Commerce Bank Mortgage runs its loans through trained underwriters who check your income, assets, and credit history. The most common delays come from unsourced bank deposits, unclear self-employment income, and last-minute credit changes. If you own a small business, pull together two years of business tax returns, a profit-and-loss statement, and bank statements before you submit the file.

    If family members are gifting your down payment, get a gift letter and provide the donor’s bank statement showing the withdrawal. Commerce also tends to require a clear explanation for any deposit over your normal salary range. Planning for those requests will keep your approval moving.

    The Housing Market Signals You Should Not Ignore

    Mortgage rates still make headlines because they move the whole housing market. The beginning of 2026 has seen mortgage applications tumble after rates rebounded, and even the CEO of RH has said publicly that housing is in one of the most dire periods he has seen. Commerce Bank Mortgage is unlikely to loosen its guidelines just because applications are down.

    For a borrower, that environment means your credit profile should be as clean as possible. A deposit from an untraceable source, a missed payment in the last 12 months, or a confusing business return can bump you into a higher rate bracket. Do not apply until those issues are resolved.

    How to Compare Commerce Bank Mortgage with Other Lenders

    Before any home offer, get three written Loan Estimates on the same day. Include Commerce Bank Mortgage, one local credit union, and one national online lender. Compare not just monthly payment but origination fees, title costs, lender credits, and the total cash required to close. If Commerce offers a relationship discount, ask to see the loan term sheet with and without that incentive.

    You are not committing to Commerce when you ask for a quote. You are building a schedule of realistic options. If a local lender’s rate is 0.125 percent higher but closing costs are $1,800 lower, that may be the better loan. Likewise, if Commerce Bank Mortgage is 0.125 percent lower and gives you better service, the math goes the other way. Lenders know you are shopping, and a clear written estimate gives you leverage to negotiate. Mortgage decisions should be based on actual numbers, not brand comfort. Run those numbers before you sign.
