VA Home Loan Discharge Requirements: What Your DD-214 Needs to Say

A staff sergeant with eight years of service, a 740 credit score and 12 percent to put down got turned away from a VA loan last spring. Not because of the money. His DD-214 read General (Under Honorable Conditions), and the loan officer treated it as a dead end.

It wasn’t. Nobody in that conversation knew the rules well enough to say so.

Discharge status is one of the few VA loan eligibility rules that has nothing to do with your finances, and it’s the one applicants understand least. Thousands of service members separate with something other than an honorable discharge every year, so this is not a rare corner case.

    What the VA Actually Checks

Two things, and both are printed on the same form: character of service and length of service. A clean discharge with too little time doesn’t work. Plenty of time with a bad discharge doesn’t either.

The rule sits in 38 CFR 3.12. Only two characters of service open the door to the VA home loan benefit without extra steps: honorable, and general under honorable conditions. Anything below that line needs either a discharge upgrade or a separate VA determination.

    Honorable discharge

The standard case. If block 24 of your DD-214 says Honorable, the discharge half of your Certificate of Eligibility application is finished. Nothing else to prove.

    General discharge under honorable conditions

This one causes unnecessary heartbreak. A general discharge is administrative, usually tied to misconduct, unsatisfactory performance or a string of minor issues. The VA still counts it as qualifying for the home loan benefit. Some loan officers see the word General and assume the file is dead before it starts. A COE from the VA settles the question, and it takes about ten minutes online to request one.

Other than honorable, bad conduct, and dishonorable

These generally don’t qualify. An OTH discharge isn’t an automatic lifetime bar, though. Veterans with OTH can ask the VA for a character of discharge determination, and the agency will review the circumstances of the separation, including whether willful and persistent misconduct was involved. Bad conduct and dishonorable discharges from a general court-martial are statutory bars, and only a records correction can change that.

    • Honorable: qualifies, no extra paperwork
    • General (under honorable conditions): qualifies, same COE process
    • Other than honorable: denied by default, reviewable case by case
    • Bad conduct or dishonorable: barred, requires an upgrade
    • Entry-level separation: almost never qualifies, because the service time falls short anyway

The DD-214 Is the Entire Case

Your lender wants the Member 4 copy. Block 24 holds the character of service, block 28 the narrative reason, block 11c the type of separation. If you only have a Member 1 or Service 7 copy, order the Member 4 before you apply.

Lost the form? Request a replacement through eVetRecs at archives.gov or with Standard Form 180. Turnaround runs two to six weeks, longer if your records are at a different facility. County recorder offices in many states hold copies too, and some can print one for you the same morning you walk in.

Service Time Still Has to Be There

An honorable discharge alone doesn’t create eligibility. You also need to clear one of the VA’s service thresholds:

    • 90 continuous days of active duty during a period of war
    • 181 continuous days of active duty in peacetime
    • 6 creditable years in the National Guard or Selected Reserve
    • 30 continuous days if you were discharged for a service-connected disability

Guard and Reserve members get an extra wrinkle. The six years must be creditable, and the discharge can’t be dishonorable. A general discharge from the Guard still counts. A thin year with too few drills and not enough retirement points can leave you short of six years even with a spotless record, which is where people get surprised. The full breakdown is in VA loan service requirements, including which documents prove the time.

    Upgrading a Discharge: Realistic Timelines

Two paths exist, and they do different jobs.

    Discharge Review Board

Each branch runs its own board. You have 15 years from the date of discharge to apply, and the board can upgrade the character of service or rewrite the narrative reason. You can request a personal appearance hearing, and showing up to explain your side in person is usually worth the trip. Decisions tend to land in six to twelve months.

Board for Correction of Military Records

No filing deadline, broader authority, slower process. The BCMR can correct any error or injustice in your record, including a discharge the review board declined to upgrade. Expect a year or more, and expect the board to want evidence: statements from commanders, awards, medical records, and something showing what you’ve done since you got out.

Don’t put your housing plans on hold while that plays out. An FHA loan with a slightly higher mortgage insurance premium can get you into a house now, and you can refinance into a VA loan once the paperwork is corrected.

What Lenders Look At After the Discharge Question

Once your COE exists, the lender runs its own approval, which is a separate gauntlet. Credit matters, though the VA itself sets no minimum score and most lenders land around 620. Debt-to-income, residual income, and a clean appraisal matter more than most buyers expect. The VA credit requirements are worth reading before you hand over documents, and the split between what the VA wants and what an underwriter wants is covered in VA loan qualifications.

    The Other Kind of Discharge

Some people search for VA loan discharge requirements because they mean something else entirely: getting released from liability on a VA loan they already carry. That matters after a divorce, a sale, or a transfer of the property into someone else’s name.

Paying the loan off closes the account but doesn’t automatically restore your entitlement. Selling to a buyer who assumes the loan can free you from liability if the lender approves a release, and the VA restores entitlement in specific situations, including a one-time restoration when the property is sold and the loan paid in full. If a second VA loan is on your horizon, ask about entitlement restoration before you apply, not after.

If Your COE Comes Back Denied

Denials are rarely blank. The letter names the reason, and each reason has a different fix.

A character of service denial means you request a VA character of discharge determination or file with the Discharge Review Board. A records mismatch, such as a name change, a wrong Social Security number or two service periods that were never merged, usually clears up with a corrected DD-215 or a statement of service from your personnel office. A length of service denial needs the points statement or orders that prove the missing time.

You can submit supporting documents with VA Form 26-1880 by mail or through the VA portal, and a regional loan center representative can often tell you exactly which document is missing. Most of these files get fixed. It takes paperwork and a few months, not a miracle, and the rules for what actually gets an application through are collected in VA loan requirements in 2026.
